The situation with Shels to the best of my knowledge is.

They are debt free and operating at a very small
profit.

They have NO remaining equity in tolka- they have used all the €€€€ from it to pay off debt and loans taken by OB.

When they leave they will have a small amount available to them- in the region of about €1mill was last I heard- but on the flipside they will effectively be homeless.

DCC have a ban on any new residential rezoning until something like. 2016- meaning nothng can be built on tolka.

Shels announced 2010 would be the last in tolka- but it seems they will be there for the short term future.

They have currenty no plans/ ideas where their long term future lies- but the preference is to get back to ringsend.

Exactly, well said Dodge. Big difference in being ABLE to pay more and WILLING to pay more. $hels - have they learned their lesson? Nope. 1st Division nobody's with ideas of grandeur.
